Hey, We are going traveling from January and would like to sublet our beautiful apartment in Cologne Lindenthal for this time. The apartment is available from January 9, 2025, initially limited until March 31, 2025 and possibly beyond. The apartment is rented fully furnished (i.e. incl. dishwasher, washing machine, complete kitchen equipment, TV, jukebox etc.). The rent is a total rent, i.e. all costs are already included (electricity, internet, utilities, use of all appliances and our furniture). Our apartment is located in the heart of Cologne Lindenthal, in the middle between the canal and the city forest. All shopping facilities are available in the immediate vicinity on Dürener Str. The apartment is flooded with light and very spacious, not least because of the open-plan living/dining area. It has a daylight bathroom and a bedroom with a window overlooking the quiet inner courtyard. The south-facing balcony, which is accessible from both the living room and the study, is also a great place to linger. We would not rent out the study and store our personal belongings there; however, the third room can also be rented if required. Location: The property is located in a lively residential area in Cologne Lindenthal. Several bus and streetcar lines are within walking distance. In the immediate vicinity you will find a few restaurants, bakeries, cafés, supermarkets and doctors. There are also several fashion stores, green spaces and parks, fitness studios, a bar and a bookshop. Januar 2025 beziehbar, zunächst befristet bis zum 31. März 2025 und ggf. auch darüber hinaus. Die Wohnung wird voll möbliert vermietet (d.h. Inkl. Spülmaschine, Waschmaschine, vollständige Küchenausstattung, TV, Musikbox etc.). Die Miete versteht sich als Gesamtmiete, d.h. sämtliche Kosten sind bereits darin enthalten (Strom, Internet, Nebenkosten, Nutzung sämtlicher Geräte und unseres Mobiliars). Unsere Wohnung liegt im Herzen von Köln Lindenthal, mittig zwischen dem Kanal und dem Stadtwald. Sämtliche Einkaufsmöglichkeiten sind in unmittelbarer Nähe auf der Dürener Str. vorhanden. Die Wohnung ist lichtdurchflutet und sehr geräumig, nicht zuletzt aufgrund des offenen Wohn-/Essbereichs. Sie verfügt über ein Tageslicht-Bad sowie ein Schlafzimmer mit Fenster zum ruhigen Innenhof. Auch der Süd-Balkon, der sowohl über das Wohn- als auch über das Arbeitszimmer erreichbar ist, lädt zum Verweilen ein. Wir würden das Arbeitszimmer nicht mit vermieten und dort unsere privaten Gegenstände lagern; bei Bedarf kann das dritte Zimmer jedoch auch mit gemietet werden. Eine Einbauküche ist vorhanden, die insbesondere mit einem großen Kühlschrank mit integriertem Eisfach, einer Spülmaschine sowie einer Mikrowelle ausgestattet ist. Es gibt einen kleinen Abstellraum in der Wohnung, in der die Waschmaschine steht. Die Wohnung ist insgesamt ruhig gelegen. Vor dem Haus befinden sich ausreichend Parkbuchten sowie eine Bahnhaltestelle. Lage: Die Immobilie befindet sich in belebter Wohnlage in Köln Lindenthal. Mehrere Bus- und Tramlinien sind fußläufig zu erreichen. In direkter Umgebung finden Sie ein paar Restaurants, Bäckereien, Cafés, Supermärkte und Ärzte vor. Außerdem gibt es mehrere Modegeschäfte, Grün- und Parkanlagen, Fitnessstudios, eine Bar und eine Buchhandlung.
