Schitterende, monumentale villa met daarbij een volledig tot extra woonhuis omgebouwd bijgebouw waar een zelfstandig kantoor is toegestaan, in het historische hart van BorculoVilla De Berkelstreek, een schitterende en uiterst charmante, geheel gerenoveerde en verduurzaamde villa (woonoppervlakte 373 m² alsmede een woonoppervlakte annex kantoorruimte van 187 m²) in Engelse cottage-stijl, is een niet te missen en beeldbepalend huis in Borculo. De Burgemeester Bloemersstraat biedt een keur aan fraaie huizen, met een rijke geschiedenis, maar villa De Berkelstreek is toch wel de Sneeuwwitje van het stel: ze is en blijft de állermooiste. En ze heeft een navenante geschiedenis: hier begon de verlichting van Gelderland, letterlijk, want vanuit deze plek werd de elektrificatie van de omliggende gemeenten gerealiseerd. Het was het hoofdkantoor van De N.V. Electriciteitsmaatschappij De Berkelstreek (E.M.B.). Ze voerden actief campagne voor het gebruik van elektriciteit, en zo gingen op het Gelderse platteland pling-pling-pling de lichten aan. Ze waren daarin veel succesvoller dan menig van hun concurrenten, het was dan ook een prachtig Gelders succesverhaal. Dit kantoor met woning werd bij architect Bernard Beeftink in opdracht gegeven, een vakman met een indrukwekkende staat van dienst, ook in de omgeving in en rond Lochem. Beeftink’s hand is op veel plekken zichtbaar, ook in deze straat, en hier liet hij zich inspireren door de Engelse Cottage-stijl, wat in dat tijdperk erg geliefd was. Met name in de groene capsules waar de Achterhoek zo rijk aan is, deed deze trend het goed. Grote kappen met geronde rietdaken en gedetailleerde gevels, ramen met roedes en een ruim opgezet woonprogramma, dat waren de ingrediënten waarmee Beeftink deze elegante villa in 1920 gestalte gaf. De stamboom is dus eersteklas, maar ook het bijgebouw is een regelrechte troef; hier is een volledig woonhuis annex kantoorruimte gerealiseerd, perfect als zeer luxueuze B&B, mantelzorgwoning of kangoeroewoning. Het hoofdhuis was dus in eerste instantie verdeeld in een woonhuis en een kantoor, hét hoofdkantoor, maar in de laatste jaren is het huis omgevormd tot een heerlijk woonhuis. Aan alles -vormgeving, eenheid, functionaliteit- is de grootst mogelijke zorg besteed en overal heeft men gekozen voor hoogwaardige materialen. Vindt u het fijn om gelijkvloers te leven? Dat kan, want de mogelijkheid tot slapen en baden op de begane grond is reeds gerealiseerd. Het is een riante villa, het heeft echt veel leefruimte: een woonoppervlak van ruim 373m² op een perceel van 1.321m². En dat in het centrum van Borculo, met alle voorzieningen praktisch voor de deur; de slager, de bakker en de groenteman, ze zitten allemaal vlak om de hoek, evenals de supermarkten en winkels. Borculo heeft een aantal prima scholen, zowel basis- als middelbare scholen. Daarbij liggen plaatsen als Lochem en Groenlo op een kwartiertje en steden als Hengelo en Enschede op een goed halfuur rijden. Aan beide zijden is de villa uitgebouwd, met in het midden een vooruitstekend, overdekt bordes met De Berkelstreek in voorname letters op de architraaf. Aan de straatzijde staat er een aantal leilindes op een rijtje, en de symmetrische opzet van het huis straalt rust en elegantie uit. Drie treden op naar de prachtige dubbele voordeur, entree in de ruime hal. Op de vloer fraaie Bourgondische dallen, een mooi contrast met de lichte wanden en het frisse houtwerk. In de hal de trap naar de verdieping, twee WC’s en de deur naar de zeer ruime kelder, met plek genoeg voor de wijncollectie, de houdbare voorraad en om spulletjes uit het zicht te bewaren. Links toegang tot de grote woonkeuken (ruim 55m²). Alsof je in Frankrijk in een chateau bent, met het serene palet van natureltinten, openslaande deuren naar het achtergelegen terras onder de overkapping en de schitterende, handgemaakte keuken met alles erop en eraan: een prachtig spoeleiland met vaatwasser, marmeren werkblad en spoelbak, een zespits gasstel, een werkblad met dubbele spoelbak met dito kranen en een 3-in-1 kokendwaterkraan, veel bergruimte in de onderbouw met lades en kasten, ruimte voor een grote Amerikaanse ijskast, een apparatenwand met heteluchtoven, combimagnetron en stoomoven. Aan de andere zijde de manshoge wijnklimaatkast, en aansluitend de bijkeuken; hier zijn de wasmachine en droger vernuftig verstopt in landelijke, witte kastjes. Neem plaats aan de lange tafel of schuif aan bij het keukeneiland, en geniet van het knapperend haardvuur. Het voelt hier als één en al joie de vivre; dit is een plek voor het ophalen van oude herinneringen, maar vooral voor het maken van een heleboel mooie nieuwe. Vanuit de keuken toegang tot de heerlijke woonkamer. Er is een lieflijke erker ingebouwd en rondom zijn er grote raampartijen met roedes, waardoor het er lekker licht is, maar u toch privé zit. De grote zandstenen schouw zorgt met een klassiek openhaardvuurtje voor de bijpassende ambiance.
Vanuit de hal rechts vinden we het slaapgedeelte: een hal met links een ruime living met een prachtige houtvloer en een houtkachel.Rechtsvoor het boudoir -het woord ‘slaapkamer’ doet deze ruimte ons inziens te weinig eer aan- met openslaande deur naar het terras en twee erkers. Aansluitend de ronduit fantastische walk-in closet, want dat past precies bij een boudoir: op maat gemaakt, met een centraal vouweiland om accessoires in op te bergen en de outfits die het niet worden vandaag, weer netjes op te vouwen. Deze ruimte is gemaakt door iemand die exact begrijpt hoe een vrouwenbrein werkt. Of die snapt dat mannen gewoon van opgeruimd houden. Hoe het ook zij, het is een fantastische ruimte, en ideaal gesitueerd, want aansluitend is links een WC en dan is daar de prachtige badkamer. Weggeplukt uit een boetiekhotel, met een groot, vrijstaand keramisch ligbad, twee handgemaakte badmeubelen met marmeren bladen, keramieken waskommen en er is een riante inloopdouche. Boven
Aan de ruime, lichte overloop -mét Frans balkon voor uw eigen balkonscène- en prachtige uitkijk over de tuin door de dakkapellen. Boven zijn er drie grote slaapvertrekken waarbij drie aansluitende kleedkamers annex kleinere slaapvertrekken, stuk voor stuk prachtige ruimtes. Ook zijn er drie badkamers: allen met douche en wastafel, twee met een eigen WC en eentje met een bad op pootjes. Of u hier dus met uw gezin wilt gaan wonen, of gewoon vaak gasten over de vloer heeft, iedereen heeft hier de ruimte en alle luxe die men maar kan wensen.

Vanuit de keuken toegang tot de prachtige tuinkamer annex veranda aan de achterzijde van de woning, aan weerszijde geflankeerd door grote wolken hortensia’s en met een fraai zicht op de tuin. De rijke detaillering in het houtwerk is prachtig en draagt bij aan de nostalgische beleving die de villa biedt.

Hier een trap naar de verdieping, de deur naar de woonkamer, een separate WC met fonteintje en toegang tot de zeer ruime bijkeuken/ schuur, met aansluitingen voor de wasmachine en -droger, maar ook de ketel, spoelbak en de ijskast huizen hier.
Aan de voorzijde van de woning de heerlijke, lichte woonkamer. De robuuste travertin vloer geeft een stoere uitstraling. In het hart van de living is een schouw met openhaard geplaatst. From the kitchen, access the lovely living room. A lovely bay window has been built in and all around there are large windows with rods, making it nice and bright, but still private. Then the absolutely fantastic walk-in closet, because that fits exactly with a boudoir: custom made, with a central folding island to store accessories and neatly fold the outfits that will not be today. This space was created by someone who understands exactly how a woman's brain works. Or who understands that men just like tidy. Whatever the case, it is a fantastic room, and ideally situated, because next to it on the left is a toilet and then there is the beautiful bathroom. Picked from a boutique hotel, with a large, freestanding ceramic bathtub, two handmade vanities with marble tops, ceramic basins and there is a large walk-in shower. Upstairs
On the spacious, bright landing -with French balcony for your own balcony scene- and beautiful views of the garden through the dormer windows. Upstairs there are four large bedrooms with three connecting dressing rooms cum smaller bedrooms, all beautiful spaces. There are also three bathrooms: all with shower and sink, two with private WC and one with a bathtub on legs. So whether you want to live here with your family, or just often have guests over, everyone here has the space and all the luxury one could wish for.
The attic is accessed by loft stairs from the second bedroom, and runs the width of the house. It is divided into three compartments and so there is plenty of space that can be used as storage. The house calls for commotion, for full tables and great stories,

At the rear the spacious dining kitchen, with a fine classic-country kitchen with Belgian bluestone countertops, hand-fronted so this kitchen also excels by the craftsmanship in it. A large stove with six burners and a hot air oven of 90cm makes putting on dinners a piece of cake.
