We are abroad for 3 months (January 1st 2025 - March, 31st, 2025) on business and are looking for a reliable and caring subtenant (single/couple or small family) for this period for our beautifully bright and spacious furnished 3-room apartment (about 107 m² living space) in Munich (Bogenhausen-Oberföhring). From two rooms you have access to the west-facing balcony (sunset) and another room with access to the east-facing balcony (sunrise). The living room is living and dining area at the same time with access to the very well equipped kitchen. Bathtub and shower in the bathroom do not leave any time pressure in the morning. There is also a separate guest toilet in the apartment. Equipment: - 3 bright rooms: o of which a large living-dining room equipped with spacious dining area, large living wall including TV and DVD player and comfortable sofa. o Another room is fully equipped as a bedroom for 2 adults with double bed (200 x 200 cm), large closet, sideboard and 2 bedside tables. o And the third room is furnished as a children's room for 2 children with bunk bed, large closet, and highboard, but can also be used only as a guest room or / and office. For this purpose, a guest mattress or/and a desk can be provided by arrangement. - A complete fitted kitchen is fully equipped with refrigerator and freezer, stove with ceramic hob, extractor fan and dishwasher, and if desired, with all necessary dishes. - A cozy bathroom is equipped with bathtub, washing machine, mirror cabinet and bathroom cabinet, shower and toilet. - A guest WC - Sep. storeroom - Large T-shaped hallway with large closet (as a wardrobe) and storage and shoe cabinet. - 2 balconies (west: 6.9 m², east: approx. 3.8 m²) - passenger elevator - washing and drying room - bicycle cellar - Internet connection - Optional: If desired, an underground parking space and car subletting possible by arrangement Location: The attractive multi-family house is located in a traffic-calmed one-way street on a self-contained Arial with very well-kept green space and illuminated paths. Centrally located is a small playground for small children of the residents from the house complex. Opposite the complex is the Oberföhring elementary school, which is a 5-minute walk away. Oberföhring is a district in the north-east of Munich and belongs to the Bogenhausen borough. Oberföhring is known for its attractive proximity (5 min. walk) to the Isar river and the northern part of the English Garden. You have your own infrastructure here with several shopping facilities such as Edeka, Aldi, Rewe, dm, Baumarkt, etc., which are quickly accessible in the Unterföhring/Feringastraße business park within 5 minutes by car or 10-15 minutes on foot from here. From here, you can also quickly reach the Unterföhring Media Park, the Agrob Media Park in Ismaning or other large companies such as BMW on the Frankfurter Ring or similar, as well as the airport. There are also several kindergartens and daycare centers directly in Oberföhring, as well as several high schools and secondary schools in the Bogenhausen district. März 2025) beruflich im Ausland und suchen für diesen Zeitraum einen verlässliche/n und fürsorgliche/n Untermieter/in (Single/Pärchen oder kleine Familie) für unsere wunderschön helle und großzügig geschnittene möblierte 3-Zimmer-Wohnung (ca. 107 m² Wohnfläche) in München (Bogenhausen-Oberföhring). Von zwei Zimmern aus haben Sie Zugang zum Westbalkon (Sonnenuntergang) und ein weiteres Zimmer mit Zugang zum nach Osten (Sonnenaufgang) ausgerichteten Balkon. Der Wohnraum ist Wohn- und Essbereich zugleich mit Zugang zur sehr gut ausgestatteten Küche. Badewanne und Dusche im Badezimmer lassen morgens keinen Zeitdruck entstehen. In der Wohnung befindet sich außerdem ein separates Gäste-WC. Ausstattung: - 3 helle Zimmer: o davon ein großer Wohn-Essraum ausgestattet mit großzügiger Essecke, großer Wohnwand inkl. TV und DVD-Player sowie gemütlichem Sofa. o Ein weiteres Zimmer ist voll ausgestattet als Schlafzimmer für 2 Erwachsene mit Doppelbett (200 x 200 cm), großem Kleiderschrank, Sideboard und 2 Nachttischen. o Und das dritte Zimmer ist als Kinderzimmer für 2 Kinder eingerichtet mit Etagenbett, großem Kleiderschrank, und Highboard, kann aber auch nur als Gästezimmer oder/und Büro genutzt werden. Hierfür können nach Absprache eine Gästematratze oder/und ein Schreibtisch zur Verfügung gestellt werden. - Eine komplette Einbauküche ist mit Kühlschrank und Gefrierschrank, Herd mit Cerankochfeld, Dunstabzug und Geschirrspülmaschine sowie wenn gewünscht, mit allem nötigen Geschirr voll ausgestattet. - Ein gemütliches Badezimmer ist mit Badewanne, Waschmaschine, Spiegelschrank und Badschrank, Dusche und WC bestückt. - Ein Gäste-WC - Sep. Zentral befindet sich ein kleinerer Spielplatz für Kleinkinder der Bewohner aus der Hausanlage. Gegenüber der Anlage befindet sich die Grundschule Oberföhring, die in 5 Minuten Fußweg erreichbar ist. Oberföhring ist ein Stadtteil im Nord-Osten Münchens und gehört zum Stadtbezirk Bogenhausen. Oberföhring ist bekannt für seine attraktive Nähe (5 min. zu Fuß) zur Isar und dem Nordteil des Englischen Gartens. Sie haben hier eine eigene Infrastruktur mit mehreren Einkaufsmöglichkeiten wie Edeka, Aldi, Rewe, dm, Baumarkt usw., die im Gewerbegebiet Unterföhring/Feringastraße binnen 5 Autominuten oder 10-15 Minuten zu Fuß von hier aus schnell erreichbar sind. Von hier aus sind Sie zudem schnell im Medienpark Unterföhring, im Agrob Medienpark Ismaning oder bei anderen großen Firmen wie z.B. BMW am Frankfurter Ring o.ä. sowie am Flughafen. Direkt in Oberföhring befinden sich auch mehrere Kindergärten und Krippen, ebenso wie mehrere Gymnasien und Realschulen im Stadtbezirk Bogenhausen. Die Innenstadt erreichen Sie mit dem Auto in nur 15-20 Minuten.
